This website summarises:  the planning applications for the St William site initially submitted in July 2025 and the updates to the planning applications made by St William from November 2025 to July 2026. The website outlines next steps and suggested ways to get involved.

St William submitted two planning applications for the site in July 2025: the St William Development Planning Application and the Canal Way Works Planning Application.

St William plans to deliver around 775 new homes, including 16% affordable housing measured by habitable room. All the affordable housing is proposed as Social Rent and prioritising family housing. St William will deliver a new publicly accessible landscaped park as well as providing significant upgrades to local buses, local walking and cycle infrastructure and substantial contributions to local social infrastructure.

In March 2026, HM Government and Mayor of London published London Plan Guidance emergency measures to support house building in London in response to ‘high interest rates, spiralling construction costs, regulatory blockers and wider economic conditions’ that together have caused a development standstill. The London Plan Guidance outlines a new target of 20% affordable housing measured by habitable room is required in response to significant changes to market conditions and to encourage schemes to come forward. London Plan Guidance states that of those 20% affordable habitable rooms a minimum of 60% should be Social Rent and 40% should be Intermediate tenures such as Shared Ownership. This equates to 12% Social Rent and 8% Intermediate measured by habitable rooms of the scheme total. 

The update to the St William application is to ensure the site remains viable and deliverable, despite the significant challenges acknowledged by HM Government and Mayor of London outlined above.
